How about letting Calgary evolve as Calgary?

Hardly a week goes by when we don’t hear from some apparently self-loathing urban dwelling Calgarian wistfully sighing about how Calgary must become like <insert ancient European city here> if indeed are to become “world class”,

Last week during one of the countless obscure festivals that seem to bubble up we saw this attitude in spades at the “Spur Festival” (whatever that is). Guest speaker & American Author Daniel Brook derided Calgary’s “urban character” as being a “Texas in the Arctic” to the roomful of giddy collected hipsters. Brooks then went on plugging his book which celebrates cities such as Shanghai, Mumbai and St. Petersburg and the autocratic regimes that brought them about. I do become uncomfortable when people show admiration for the efficiency of autocratic regimes. Stalin’s 5 year plans did wonders for Eastern European development for example but came at a rather steep price. All of the aforementioned cities developed over 1000 years before Calgary did and in utterly different cultural structures but apparently we somehow can and should become more like them. Maybe if Nenshi had more autocratic powers…… Ahh that speculation goes down the city charter road which is fodder for another posting.

Next up of course was Calgary’s controversial and density obsessed city planner Rollin Stanley. Stanley retreated from his prior gig in Maryland after having offended most of the county having labelled those who challenge his density goals as being “rich white women” who apparently travel in a “coven”. Yes, Stanley is all class and we should be proud that Nenshi managed to scoop him up for us. Surely the room was breathless as Stanley gave his stock speech on why we must fight consumer demand and press development inward.

The trend of berating people who dare speak up for their communities in the suburbs and the contempt shown to them is troubling.

I am sick of hearing how Calgary must change it’s character. I tire of some people within our own city calling the Calgary Stampede our biggest claim to shame. I tire of people wagging their fingers at the 90% or so of Calgarians who dare to choose not to live downtown no matter how hard city council tries to stuff the vaunted “East Village” down our throats. I am tired of whining hipsters labelling us all as rednecks every time a civic policy goes against the density mantra.

Calgary is a city that is booming and growing. That growth is far and away predominantly outward as the vast majority of Calgarians pursue single detached households in the suburbs. We need to quit whining about that reality and begin planning for it. Nenshi’s virtual development freeze has only led to a boom in development among bedroom communities and a catastrophically expensive downtown. These kinds of efforts to fight the natural development and evolution of our city are indeed changing the character of the city but not for the better.

Calgary is still the frontier. People of ambition are coming from all over the world to settle in and make a life in the city. Most of these people are working in the energy industry whether directly or indirectly and the vast majority of these people do NOT want to live downtown. There is nothing to be ashamed of in this. Perhaps those people who can’t handle the realities of the true character of Calgary should drop the spite and move to Manhattan where they can split rent on a $3500 per month tiny apartment with 7 other baristas and liberal arts graduates to see just what a paradise urban density can be.

Calgary is unique in culture and general nature. Let’s embrace that instead of aspiring to be something else. The self-esteem movement sure works hard to ensure that individuals accept and embrace who they are instead of trying to be somebody else. That concept should apply to entire cities as well.

 

 

Recount!

Back in early October I headed out one morning to see for myself just how many cyclists are using some of the main bike-lanes in our city. Despite bike enthusiasts constantly tossing out numbers claiming as many as over 10,000 people use bicycles to commute in and out of downtown Calgary daily, it simply did not seem like I was seeing the number of bike riders on the street to justify these rather grand claims. On parking myself on a few main bike commuter routes and doing a formal count during rush hour my suspicions were confirmed.

One Calgary bike lane had only 2 bikes on it during an entire hour during the rush. The 10st NW bike lane as a main artery to downtown Calgary carried a grand total of 51 bike riders during the morning rush on a nice clear day.

Upon posting these findings, the rather hysteric and somewhat extreme self-styled bike crowd in Calgary were predictably apoplectic that somebody dared question and verify the veracity of their exaggerated claims of bike ridership in Calgary. Excuses were made and new numbers were cooked. Some excellent creative accounting of the rather flimsy bike rider counts out there was used but the bottom line simply can’t be escaped; only a tiny minority of Calgarians are using bike lanes to commute to work!

I felt I needed to be fair here though. Perhaps that period of October was a one-off sort of situation. Maybe there was some sort of religious observance where the bike cult all had to pay homage to the great cycle Gods that week or something. In light of that possibility, I went back out to the 10 St NW bike lane to get yet another count.

Well, on a reasonable morning for this time of year, the winds were down and the road was simply wet, on a main artery into Calgary’s downtown on a bike lane that was well established during the busiest hour of the day………….

I didn’t even need my  fancy clicker. I could have taken off my shoes and counted the grand total of 17 bikes that used the 10 St. NW bike lane during the busiest hour of the day.

10 St NW carries thousands of cars daily and is a terrible choke-point for traffic coming in and out of Calgary’s core. Despite that, 1/3 of the road was taken from vehicles and designated for bike use which as we can see today is pretty much pointless.

What pissed me off even more was that two bike riders were actually ignoring the bike lanes built for them and rode on the sidewalk instead while I was there. With the light at the time and with my parking spot, I did not catch shots of them in action though I did get pictures of their tracks.

This action of bike riders ignoring and refusing to use these very expensive bike lanes is clearly a chronic thing as a sign actually was posted (and clearly ignored) telling bike riders not to ride on the sidewalk. If we subtract those two bike riders from my count we get 15 actually using the lanes in rush hour.

Being ever generous though, I thought I should venture further in search of this elusive crowd of bike riders that is packed so tightly that we must take away automotive lanes and give them to bike riders for their commute.

I took a deep breath and ventured deeply into prime hipster habitat (Kensington) seeking this pileup of bikes. I began at the Safeway. Maybe all the bike commuters had paused to get granola and organic-bean sprouts or something.

While the Kensington Safeway provides loads of bike racks, not a single bike was to be found in them. The mystery continues. Following the scent of patchouli, I ventured deeply into this foreign district and found an actual bike shop. The outside had a grand variety of bike racks.

One would think that a bike shop within Kensington with a bike lane leading to it would be a virtual Mecca of bikes. As can be seen though, not a one was parked in the many bike racks. The grand migratory herd of Calgarian bike riders still eluded me.

I carried on with my venture to downtown Calgary. I saw the occasional bike track, but alas no riders as I crossed one of our many many many pedestrian bridges.

I found myself at Calgary’s Eau Claire Market. No bikes were found to be parked there either though but my tour of that dismal little mall ties well into all this.

Eau Claire Market was a terribly planned and incredibly expensive experiment that was created on the flawed logic of: “If you build it they will come!” Sorry kids, that only works in movies about cornfields. In real life one must identify demand before creating a supply.

Bike lanes are based on that logic too. Despite 20 years of effort, no measurable increase in the percentage of people who commute with bikes in Calgary has happened. That little bit of reality unfortunately is still not stopping idealistic city planners and delusional cycle aficionados from promoting and indeed wasting countless dollars and space on bike lanes for which there is no real demand.

Eau Claire Market was supposed to be Calgary’s great entry into a cosmopolitan and “vibrant” world of an active core. This was going to be Calgary’s Granville Island! People would come from around the world to visit Eau Claire and drink at the (very short lived) Calgary Hard Rock Cafe! Trendy development and pedestrian friendly services would naturally expand from this anchor and Paris would be envious of this profound exercise in urbanism!

Alas, reality prevailed. Currently space can hardly be given away in the Eau Claire Market. Small specialty stores with hand-drawn signs fill some spaces while others languish empty. Even the food fair has spaces that they can’t lease out (quite and accomplishment downtown) and the mall itself is cavernous and depressing.

Decades of effort and countless marketing dollars spent would not change the simple reality that Calgarians are suburban people. We don’t want to hang around downtown with it’s purposely inflated parking costs and purposely choked traffic. We have no interest in an urban mall with poor selection where we would be expected to lug our overpriced purchases onto public transit in order to bring it back to our homes. This will not change folks.

With decades of effort, the social engineering experiment of making us all ride bikes to work in a winter nation is failing too.

The 10 St bike lanes are well established. They built it but alas the bikers did not come (nor will they ever). Today was no exception. These bike lanes and this bike demand is supposed to be all year round. At -11 this morning, it was actually much warmer than many mornings will be throughout the winter. On days when it is hot people are not going to be too willing to ride home on a bike while wearing a suit either by the way.

The bike lobby is persistent and extreme though. Yes I do refer to them as the “bike cult” at times and I think it is accurate. Many (possibly most) people enjoy going out for a bike ride now and then. There is nothing wrong with that and it is these recreational users that bike fanatics use to pad their polls trying to exaggerate bike demand. There is a world of difference between a recreational user and a bike cultist though.

The bike cultists are much like vegans, you don’t have to look hard to spot them (they will self-identify if you do not open the conversation on their spandex wearing at the wedding) . These people wear their lifestyles on their sleeves and they live for their hobby. Their twitter monikers invariably will contain the word bike within them and usually include a picture of them on a bike or of a bike they wish they could own.

Hey, it is a free world. By all means wrap yourself around the activity of biking. FSM knows there are far worse obsessions for people to have. The problem with the bike cult though is that like vegans they generally are sanctimonious and demanding. It is not enough that they have chosen what they feel to be a higher way, they now need services to accommodate their choices and they feel that others must be converted. That is when the line from enthusiast to cultist gets crossed and ire gets raised.

Red Deer got rid of some of their idiotic bike lanes last summer. Calgary is getting rid of a purely stupid notion of a bike lane in Lakeview now and Toronto dealt with outright hysteria from their bike cult when they got rid of a completely redundant bike lane that had a bike track running parallel only one block away.

Look at the drama queens in action below as a pointless bike lane is removed in Toronto a few weeks ago. No folks, calling these people cultists is not an exaggeration.

Do we want to be a competitive destination as a city? Do we want to reduce pointless idling? Do we really want a “vibrant” core? We need traffic flow for that and bike lanes choke that.

The case is being made about how bikes take cars off roads. That is a load of horse poop. What the bike lanes have done is choke vehicular traffic however. On 10th St in Calgary 1000s of cars pass daily while the bike lane can barely draw dozens. The number of autodrivers suddenly embracing bike use will have to increase a hundredfold before the waste of dedicating a third of a lane to them can be somewhat justified.

On 11 St SE two lanes were removed to make bike lanes. A person is lucky to see even a single bike ever use those lanes but it is always easy to find traffic hopelessly snarled as it is packed into two less lanes.

The world revolves on supply and demand. Social engineers keep trying to fight that principle but they inevitably lose. The problem is that the loss comes at a great cost in the battle.

People in Calgary are increasingly moving to the suburbs and now outside of the city altogether causing tax-revenue losses while they still commute on city streets. Businesses are now moving to the suburbs and out of the city following the citizens as we become increasingly unbalanced in Calgary.

Let’s plan realistically with citizen demand in mind for a change. Plan for vehicular traffic as it simply is growing despite all city hall efforts to fight it. Quit putting in stupid bike lanes at the expense of automotive lanes. The demand is simply not there nor will it ever be.

A pushback will happen eventually. I fear for how much mess will be made of our city infrastructure before that happens though.

Consumer choice wins in the end.

It has hardly been a secret in the last few years that the anti-“sprawl” zealots have held a disproportionate degree of sway over Calgary’s city council and planners. Despite the vast majority of the city not being within the barista/hipster city center crowd, city decisions have acted as if most of our populace wanted to live in some sort of expensive, dense Manhattan style of city.

I am not exaggerating when I describe the anti-“sprawl” crowd as zealots either. If you are on twitter, only a short observation of the Calgary bike cult or the armchair city planners on #yycccc will quickly drive home that there is a collection of people who are outright fervent beyond reason when it comes to the idea that our city is growing outward and that people are daring to drive cars. This would be simply laughable if city hall treated these folks as the fringe element that they are but in light of the ridiculous decisions and plans from city hall it is clear that this minority tail is heavily wagging the majority dog here.

The reality is that 97% of Calgary’s growth has been in non-core areas.  People do not want to live in a dense, bike laden hipster’s paradise and they are moving in droves to the suburbs. Despite the infrastructure challenges of a fast growing city, our city council has been focused on idiotic navel-gazing about how to find millions to decorate a new LRT line with art projects and building ugly pedestrian bridges.

One of the great (and sadly plentiful) bizarre plans that our city planners have vomited out has been to remove a lane on Macleod Trail to make room for bike lanes!

This folks is how simply stupid it is getting. Even if that idiotic plan does not actually get implemented, how much did we spend to have these fools design it? They have actually targeted one of the most congested roads in the entire city and are proposing to make it smaller! Do you really think there is a traffic backup of bikes just waiting to use new lanes? Do you really think that people will give up their cars in the tens of thousands to ride bikes to work in January if we simply choke off enough major arteries in our city? Our fanatics in city planning seem to think so.

The hiring of the controversial and extreme city planner Rollin Stanley reflects the mindset of city hall right now.  Ignoring how clearly city residents are voting with their feet and wallets in moving to the suburbs, the city has sought out and found a planner who wants to somehow force upward growth in Calgary. This is a man who actually celebrates parking problems and does not hide his disdain for strip-malls (that service the majority of the city population).

Despite City Hall and it’s hired zealots trying to force-feed us into some utopian urban density, they are failing (though expensively). Citizens are moving from the core in droves and now in a brilliant move, Imperial Oil has decided to relocate their headquarters to the suburbs.

The game is vicious in downtown Calgary as corporate headhunters snipe talented employees from each other. It is critical for every energy company to gain the best people that they can from geologists to production accountants and Imperial has just played a master stroke.

City hall and their density obsessed planners have always worked under the assumption of “if you build it they will come”. These planners have assumed that if they simply force the issue though congestion and zoning that citizens would comply and resign themselves to living in an urban environment. People have put lie to that with their home purchases and now corporate Calgary is following the people.

Every other energy company in Calgary should worry about any of their employees who live in South Calgary right now. Downtown workers have endured years of wasted time due to the purposeful choking of traffic into and out of downtown Calgary by our deluded city managers and planners. Downtown workers have spent countless millions in parking fees and fuel to get downtown. Now with Imperial Oil able to offer employees in the South an extra ten hours a week of their lives along with the parking and fuel savings, they will be very well placed to snipe and retain some prime people.

I have seen some caught up in the density cult already chirping about putting punitive taxes and such on Southern heathens who may dare to live and work within the suburbs. This again demonstrates their total disconnect with the simple and invariable concept of supply and demand.

Okotoks crowed for years about their growth cap as a community outside of Calgary. Reality and consumer demand caught up and Okotoks has rescinded what was an unviable and idealistic policy.  Now should our city be foolish enough (and I fear it may be) to continue to harangue suburban dwellers, all we will see is movement to satellite cities such as Okotoks, Strathmore, Cochrane etc. as corporate offices move to city fringes to follow the people. Sorry kids but in such a circumstance there will not be enough coffee shop facilities and bike rent stations to keep the “vibrant” urban core that some desire. You need real players and real money for that and our city is driving them out.

I feel that the idiot who proposed closing a lane on Macleod Trail for bikes should be fired for complete incompetence and disconnect with reality. On the other hand though, I almost hope that our city council is indeed stupid enough to rip up all six lanes of Macleod with this purpose in mind. That perhaps will finally be the final straw which will encourage voters to get off their butts and vote out the extremists we have on council such as Druh Farrell, Brian Pincott and Gian-Carlo Carra.

I am not sure what else it would take.

City council is considering wasting your tax dollars in order to stunt business development.

It is hard to tell which does more damage to Calgary’s business environment; city council’s indecision when it comes to zoning decisions or when city council actually makes a decision on something and intervenes in projects. They both are damaging in general.

There clearly is a great deal of money to be made in generating studies and reports while our cowardly city council tries their hardest to avoid making a simple decision on anything. Despite pretty clear evidence that a bike share program in Calgary is totally unviable and likely would turn into a terribly expensive taxpayer boondoggle, our council of cowards has turned away from completely shelving the program. $24,000 has been wasted on one biased bike-share study and our council has decided to throw more good money after bad in order to study the issue further.

Last year I went to a meeting at my community association where an exasperated lawyer was trying to build his case to get the city to give him the green light to build a small office complex on Center street near 41 ave. He had bought some houses there under the assurances that he would have no trouble in getting his offices approved and he would be able to construct and move into his new facility. This was not to be so and the poor man was jerked around by the city system for a couple years. He has since put all those houses up for sale and one can see the line of realtor signs on Center north of the Tim Hortons there.

You see, there is an element of the hard left who have this long-term utopia in mind where Calgary would have LRT access to all portions of the city and that includes a proposal to run a train right up Center street.  While there is no official plan on the books for this extension and certainly there is no money to build it, there are some members of city council who want to see this happen. What is happening now is that they are stalling all development on Centre Street North as they know that new development on Centre would hinder plans and expropriation of property should the city decide in a decade or so to put a line there. This is similar to the provincial legislation that essentially seizes and devalues private property in anticipation of expropriation rather than just buying it.

The outcome of this unofficial policy on Centre Street North is stark, ugly and obvious. Houses are run down and worthless as owners will not put in any dollars to maintain a place that they expect to be expropriated. Crack houses, massage parlours and general slums are blossoming along this stretch of zoning uncertainty and things will only get worse. Who in their right mind would buy property on Centre right now?

I can’t imagine how much that poor lawyer lost in his attempt to develop something nice and new in good faith. He still hasnt managed to sell those dumps that he purchased.

The impact spreads beyond Centre as well. We have seen a marked increase in general crime and vandalism in our neighborhood as the unsavory element drawn to the run-down houses walks to neighboring communities in hopes of stealing something for their next fix. This devalues houses for blocks around Centre and it is soley due to instability and indecision on the part of our ineffective city council.

Not simply content to meddle with development through their inaction though, our city council is now looking to stop development through direct action. Council decided yesterday to study (surprise surprise) an idea to purchase 19 hectares of land along Highway 1 in order to stop potential development of retail business.  This is getting outright insane people. This is not some rare natural area and it is not an area lacking in open space. Have a look at the picture below to see the massive volume of undeveloped and protected space already set aside in that area.

What we have in city hall these days is an almost religious-like fervour against the concept of what some pejoratively call “sprawl”. This anti-business gang will stop at nothing to try and hinder city growth and this idiotic notion of buying land to stop retail development is a clear indicator of it.

Lets assume that the city wastes millions and millions of our dollars to buy this land in a gross dispay of market intervention. What will the consequences be? Well, our reputation as a good place to do business will sink further as instability in zoning is assured and the anti-development attitude of our council is more clearly exposed. The retail businesses that were considering that site will not simply vanish. What will be more likely to happen is that a larger new retail center will simply be developed farther West this causing people to commute even farther for their purchases. How green. Residential development will push even farther as it chases retail services and the dreaded “sprawl” will have expanded more.

Get real you fools! Calgary is a thriving and growing city. We are blessed with the open space surrounding us that allows us to grow and build good neighborhoods for our families. To those who really want to see the outcome of high density planning may I suggest a trip to Manhattan. There you will see obscenely expensive real-estate values due to lack of supply. That leads in turn of course to neighboring slums and ghettos that are totally unimaginable in cities like Calgary. Homeless and crime levels in densely packed cities are worlds worse than ours and much of the reason is density.

People are welcome to pursue whatever unrealistic utopia they like I guess. What is concerning though is that these blinded idealists have found their way onto city council.

Airdrie, Okotoks, Cochrane and Strathmore will continue to thrive and people will continue to develop outwards to avoid the congestion and discomfort that anti-“sprawl” measures will bring about. We will continue to grow as a city but our development will be an odd hybrid of sattelite cities and a dysfunctional downtown crowded with discarded rental bikes and empty busses.

Please Calgary can we elect a city council with a grain of common sense in 2013? We really need to break the trend.
